Marianne Regan has a history of being complicit in board members' abuses. She is not forthcoming about the abuses and privileges taken by other board members. She is not the kind of board member we can trust to be fair, honest, or act in the best interests of the homeowners.
The following is a list of issues and abuses to which Marianne Regan is complicit and culpable:
For an entire year (2024–2025), Marianne knew that fellow board member Mike Dorman was in violation of association rules because of his dirty, moldy driveway, overgrown hedges and bushes, and a dead tree in his front yard. Still, she remained silent, failed to act, and did not address or enforce his compliance. She protected her friend over her obligations to act on behalf of the community.
During the January 20, 2026, Meet the Candidates event at the clubhouse, Marianne inadvertently disclosed information that had never previously been made public regarding the 2019 purchase of a $3,500 pool lift. She stated that the lift was purchased specifically to benefit a single individual. Until this disclosure (made while Marianne is seeking re-election), the purpose of the purchase and the identity of the intended beneficiary had never been revealed to the community.
Marianne identified the beneficiary as the accountant’s wife, who was apparently a close friend of the board—a relationship that neither Jim Young nor the vast majority of homeowners were ever informed about. This confirms that the board was secretive, misleading, and dishonest about the true purpose of the $3,500 expenditure, which was paid for with homeowners’ funds and intended to benefit a close associate of the board rather than the community at large. Jim Young was the only board member who voted against this purchase in 2019.
The point is, why were all the homeowners being unknowingly forced to contribute thousands of dollars for something that favors one person who is a close friend of the board? Another question might be, why is the board making costly decisions like this for one person, their friend? This is FAVORITISM AND THE MISUSE OF FUNDS AT ITS MOST CORRUPT LEVEL.
Marianne allowed her good friend Jean Legrys to constantly take privileges with parking vehicles on her driveway that obstructed the sidewalk, which is against the association rules. Marianne remained silent, failed to act, and did not address or enforce compliance.
Marianne was fully aware that our Reserves were being inappropriately and secretly transferred to other accounts for two years without the board having the approval or authorization to do so.
In 2019, Marianne painted her house a bright blue that is similar to what one might see when visiting the islands. Her home stands out as a visual eye-sore to her neighbors. Blue is a color that has been banned in our community for use as an exterior house color. Yet, her house is still blue. How many of us would be allowed to paint our house that color?
When another one of her friends, Sandy Steinberg, had a shredded tarp falling off her roof and draped over all sides of her home for more than four months during 2023, Marianne and the rest of the board were fully aware of the situation, but again failed to address the situation, impose a violation, or take any enforcement action on her friend (and fellow board member at that time) to correct the issue. Additionally, several plants were growing from the gutters, the front gutter was falling off the house, and the tarp dropped down over the front so that it covered the front door and windows. Yet all the while Marianne was enforcing violations on others. Below are two of many photos taken of Sandy Steinberg's house showing the condition that lingered needlessly for more than four months. Please note that the roof tarp is also covering more than half the front windows. The house looked abandoned and was an eyesore to the neighbors who had to look at it every day for more than four months. All this despite numerous complaints sent to the office manager at that time, Kristine Russo.
More reasons not to vote for Marianne:
Marianne has repeatedly proposed, favored, and promised to increase dues year after year while constantly voting to spend money at every meeting and directing additional funds toward projects she favors that are not in the best interest of the community, but rather her friends. She has no concept of fiduciary duty towards the homeowners.
In doing so, she has failed to consider:
The financial impact on elderly homeowners living on fixed incomes,
The critically low condition of the Association’s reserves, which are currently below the desired "buffer level."
At the 2026 Meet The Candidates event on January 20, 2026, she said our Reserves are better than they have been in eight years. This despite the fact that in 2020 our Reserves were over $180,000, and the September 2021 Reserves bank statement shows a balance of $188,773,70. It appears Marianne is completely oblivious to her statement, oblivious to the critical condition of our Reserves, or is just trying to fool or lie to the homeowners.
The lack of a plan or desire to conserve spending to repay the upcoming $200,000 loan.
How her lack of knowledge in finances impacts her ability to function as a board member whose obligation is to fiduciary duty and to prevent undue and preventable financial disasters regarding our Reserves.
Marianne prioritizes spending vast amounts of money on the clubhouse (she's in favor of spending over $300,000 to update and completely remodel the bathrooms) - this will NOT increase the value of homes, but only create more debt, which WILL decrease the value of homes.
Marianne insists on raising dues despite the affordability issues of the majority of homeowners and those who object to the spending
Board members should maintain their homes in a respectable manner and act as role models for other homeowners. Board members like Marianne should not treat themselves differently from the homeowners or take liberties with the rules. If they are doing this, one has to wonder what else is going on that they don't want us to know?
Marianne has a history of making uninformed decisions and has been on the board far too long, favoring her friends over her duty to be fair to all homeowners. It's well past the time she needs to be removed from the board.
